Sliding door lock repair Guardamar, where the sand gets into everything

The big terrace door is the one that suffers most in a beach town. Sand fills its track, salt works on its hook, the rollers wear and the door drops until the lock no longer meets its keep. The lock, the keep and the running gear are put right together, because fixing only one of them rarely lasts.

Symptoms

What goes wrong with a terrace door near the beach

  • The hook misses the keep. The door has dropped on worn rollers, so the hook swings past or catches on top of its keep. Locking feels loose or does not happen at all.
  • The door drags or jumps. Sand packed into the track, or a roller with a flat spot. Forcing it wears the track itself.
  • The handle spins. A broken gearbox inside the door edge. The hook stays where it is, sometimes locked.
  • The key will not turn. The cylinder in the handle has seized with salt and grit, typical of a door left shut all winter.
  • Water and sand come in at the bottom. Blocked drain slots in the frame, usually the same sand that is wearing the rollers.

Why here

Sand that has been blowing for a hundred and thirty years

In 1896 the dunes north of Guardamar began to move into the town. The cure, approved in 1897 and finished in 1929, was the pinada: reed fences, grasses and some 600,000 pines planted by the engineer Francisco Mira, which hold the dunes to this day. Even held, fine sand rides the wind, and a terrace facing the sea collects it in every corner.

Add eleven kilometres of beach and a town where three homes in four are shut for much of the year (INE Census 2021), and you have terrace doors that sit closed for months with sand drying hard in their tracks. In the spring, the first try at opening them is often the moment something breaks.

Material

Aluminium or uPVC: what changes

Aluminium

Light, with a hook lock in the edge of the sliding leaf and rollers in the bottom rail. Salt pits the hook and the keep; replacements are made to fit the profile.

uPVC

Heavier, often a lift-and-slide or tilt-and-slide door with a gearbox that drives several locking points. It drops less, but when the gearbox goes, the handle spins. The gearbox is a part of its own and can be replaced on its own.

Before you ring

Clean the track first; it may be all it needs

  1. Vacuum the track dry

A vacuum with a narrow nozzle, along the whole length of the track and into the corners.

  2. Clear the drain slots

The small slots on the outside face of the frame. A thin stick or a straightened clip does it.

  3. Wipe, do not oil

A damp cloth along the rail. No oil or grease: it holds the next lot of sand.

  4. Try the door gently

If it still drags, or the hook still misses the keep, the rollers or the lock need attention.

Ground floors

The door people try first when nobody is home

On a ground-floor flat or a bungalow with a garden, the terrace slider is often the easiest way in, and in a house left empty all winter nobody notices for weeks. A sound hook lock that meets its keep, a cylinder rather than a plain catch, and an anti-lift block in the top track all help. If one has already been forced, see repairs after a break-in; for a house that stands shut, read about looking after a second home.

Hinged front doors and their cylinders are on the lock change page, and door opening covers getting into a flat or bungalow you are locked out of. For the whole autumn routine of a house left shut, read what a winter does to its locks, and send photos of your door through the contact page.

Asked often

Terrace doors, hooks and rollers

The handle turns but the door stays locked. Is the lock broken?

Often the hook has not been pulled clear of its keep, because the door has dropped on worn rollers and the hook is resting on the keep. Lifting the door slightly while turning the handle sometimes frees it; the rollers then need seeing to.

Can the lock of a uPVC sliding door be replaced without changing the door?

Usually, yes. The gearbox, the hook and the keep are parts, and most makers’ profiles take a replacement. A photo of the edge of the door with the lock showing helps to bring the right one.

Our terrace door has no key at all. Can one be fitted?

On most aluminium and uPVC sliders, a lock with a cylinder can be fitted in place of a handle with a simple catch, or a surface lock added. It is worth it on ground floors and bungalows that stand empty.

Should the track be oiled?

No. Oil and grease catch the sand that blows onto terraces here and turn it into paste. Clean the track dry, and use a dry silicone spray on the rollers only if the maker recommends it.
