Sand, salt and wind

A sliding door full of sand that no longer locks

Terrace doors near the dunes fill their tracks with sand. How to clean the track and its drain slots, how to tell sand from a worn roller, and when the lock itself is to blame.

The big sliding door onto the terrace used to glide. Now it drags, jumps at one point, and when you turn the handle the lock does not seem to catch. In Guardamar, where the beach and the dunes are never far away, the first suspect is the track.

Why the track matters to the lock

A sliding door hangs on rollers that run along the bottom track. The lock is a hook in the edge of the door that swings into a keep on the frame. If sand lifts the door at one end, or a roller wears and lets it drop, the hook no longer lines up with the keep. The lock is fine; it is meeting the wrong place.

Cleaning the track properly

  1. Open the door fully so you can reach the whole track.
  2. Vacuum it dry, with a narrow nozzle, along the full length and into both corners. Brush the corners with an old paintbrush and vacuum again.
  3. Clear the drain slots. On the outside face of the frame there are small slots that let water out. They clog with sand; a thin stick or a straightened paper clip clears them. Blocked slots mean water sits in the track, the sand turns to mud, and the mud sets.
  4. Wipe with a damp cloth, then let it dry.
  5. Do not oil the track. Oil and grease grab every grain of sand that blows onto the terrace.

Did it work?

Slide the door slowly. If it now runs smoothly and the hook catches when you turn the handle, that was it.

If it still drags at one spot, a roller is worn or broken. If it runs well but the lock still does not catch, look at the gap between the hook and the keep: the door may have dropped, or the keep may have moved or corroded in the salt air. Both are adjustments or parts, not a new door.

Before the winter

If the house will be shut for months, as most homes in Guardamar are for part of the year, clean the track before you leave, not when you come back. Sand left in a closed track over a winter sets hard, and the first hard push in spring is often what breaks a roller. The guide three homes in four stand empty has the rest of the autumn routine, and the page on second homes explains how a check can be booked before you arrive. For sand in the keyhole of a front door, see sand in the cylinder.
